Proposal:                 Development of East Berkshire College, Maidenhead

 

We attended the exhibition arranged by East Berkshire College on 10th March to present the plans for the college to the Boyn Hill residents and had the opportunity to talk to the EBC experts. Having seen the college plans in detail we are very concerned and continue to oppose the proposals for the following reasons:

 

  • The college height and position close to Boyn Hill Avenue and adjoining properties will dominate and overlook surrounding residential properties.
  • The college design and materials, although changed slightly, are still not in keeping with the character of the area and the conservation area opposite (the roof in particular).
  • The parking provision is insufficient and with access to parking spaces at the back being very narrow, the result will be additional parking on surrounding streets, including ours. This will create obstructions and reduced visibility, particularly for residents’ traffic emerging from surrounding streets with the prospect of endangering lives.

 

We are also greatly concerned about the lack of information regarding the housing development and its potential impact on our environment:

 

  • Likely increase in traffic, congestion and pollution, created by the combined developments.
  • Likely increase in on-street parking, due to insufficient parking for both developments.

 

We would like to see:

 

  • An integrated plan for the whole EBC site.
  • Detailed plans for the residential portion of the site that respect the traditional character of the area
  • An assessment of the impact of the new college and housing developments on traffic, congestion, street parking and environment.

 

We hope that the RBWM Planning Directorate will take these concerns and objections into account when considering the EBC applications.
